Mohali’s Emergence As One Of North India’s Fastest Growing Economic Hubs

A decade ago, Mohali was still largely perceived as a planned residential city growing alongside Chandigarh.

While sectors continued expanding and new townships emerged, much of the region’s larger economic activity remained concentrated around Chandigarh’s commercial ecosystem. Mohali certainly showed promise, but its economic identity was still evolving.

Today, that perception is changing rapidly.

Over the last few years, Mohali has increasingly emerged as one of North India’s fastest growing urban economies — driven by:

  • infrastructure expansion,
  • airport-led development,
  • IT growth,
  • commercial investment,
  • healthcare,
  • education,
  • and a rapidly expanding professional workforce.

The scale of transformation is now visible across multiple parts of the city.

One of the biggest drivers behind Mohali’s economic rise has been the rapid expansion of the Airport Road corridor.

Earlier viewed primarily as a connectivity route toward Chandigarh International Airport, the corridor has gradually evolved into a major urban and commercial growth belt connecting:

  • Aerocity,
  • IT City,
  • commercial SCO markets,
  • corporate offices,
  • healthcare institutions,
  • and high-density residential sectors.

This corridor today represents one of the most active urban development stretches in the region.

According to GMADA, the Aerotropolis project alone spans nearly 5,500 acres around the airport region. Infrastructure works worth approximately ₹509 crore were initiated in 2025 across the area covering:

  • roads,
  • drainage systems,
  • underground utilities,
  • sewerage infrastructure,
  • water supply,
  • and integrated urban development.

This large-scale infrastructure expansion is steadily transforming southern Mohali into a long-term economic and investment zone.

At the same time, Mohali’s IT and digital economy has expanded significantly.

The rise of:

  • software companies,
  • IT parks,
  • digital businesses,
  • startups,
  • and technology-enabled services

has strengthened the city’s position as one of Punjab’s fastest growing white-collar employment centres.

Commercial activity across Mohali has also become far more distributed than before.

Earlier, most business movement remained concentrated around older sector markets and Chandigarh-facing commercial zones. Today, newer corridors across:

  • Airport Road,
  • Aerocity,
  • Sector 79–80,
  • JLPL region,
  • IT City,
  • and PR-road belts

have emerged as major centres for:

  • retail,
  • hospitality,
  • cafés,
  • office spaces,
  • healthcare services,
  • and commercial real estate activity.

This shift has significantly increased both employment movement and private investment across the city.

Mohali’s healthcare and education sectors have further strengthened its economic ecosystem.

Large institutions such as:

  • Fortis Hospital,
  • Max Super Speciality Hospital,
  • educational institutions,
  • coaching centres,
  • and skill-development networks

continue attracting people from across Punjab, Haryana, Himachal Pradesh and Jammu & Kashmir.

As a result, Mohali’s economy today extends far beyond local residential growth.

The city increasingly functions as a regional centre for:

  • healthcare,
  • education,
  • employment,
  • business services,
  • and professional migration.

Another major factor behind Mohali’s economic rise is its changing demographic profile.

A growing population of:

  • young professionals,
  • students,
  • startup founders,
  • freelancers,
  • and IT employees

is reshaping the city’s consumer economy through rising demand for:

  • housing,
  • co-working spaces,
  • cafés,
  • fitness centres,
  • retail brands,
  • and lifestyle-oriented commercial infrastructure.

This expanding urban middle-class economy has accelerated business movement across nearly every major corridor of the city.

Connectivity has also played a crucial role.

With direct access to:

  • Chandigarh International Airport,
  • NH corridors,
  • Punjab’s urban belt,
  • and neighbouring states,

Mohali today enjoys a strategic location advantage that continues attracting investment and commercial expansion.

Perhaps the biggest difference today is confidence.

Earlier, Mohali’s economy largely evolved in the shadow of Chandigarh.

Today, the city increasingly appears capable of generating its own independent economic momentum.

From airport-led development and IT growth to healthcare expansion and rising commercial investment, Mohali is steadily transforming from a residential satellite city into one of North India’s most dynamic emerging economic hubs.

The city is no longer expanding only in size.

It is expanding in influence as well.
